HOUSEMAN – LUXURY PRIVATE ESTATE
Full-Time | Private Residence
A prominent private household is seeking an experienced, highly detail-oriented Houseman to maintain the exceptional condition of a luxury estate. This is a hands-on position with a significant focus on exterior cleaning, property maintenance, preventative upkeep, and maintaining pristine presentation standards throughout the grounds and exterior areas of the residence.
The ideal candidate takes tremendous pride in their work, notices small details before being asked, and understands the level of care required in a meticulously maintained high-end home.
Primary Responsibilities
Exterior Cleaning & Property Care
● Maintain all exterior areas of the residence in immaculate condition.
● Pressure wash and deep clean driveways, walkways, patios, courtyards, decks, exterior stairs, walls, and other hardscape surfaces.
● Sweep, blow, wash, and maintain exterior pathways and high-traffic areas.
● Clean exterior windows, glass doors, railings, gates, and accessible glass surfaces.
● Remove dust, dirt, cobwebs, leaves, pollen, water spots, and debris from exterior surfaces.
● Clean exterior light fixtures, sconces, lanterns, and decorative architectural elements.
● Maintain outdoor furniture, including regular cleaning, wiping, washing, polishing, and proper placement.
● Clean and maintain outdoor cushions, umbrellas, covers, and accessories.
● Keep outdoor kitchens, BBQ areas, counters, refrigerators, sinks, and entertaining spaces exceptionally clean and guest-ready.
● Clean exterior doors, doorframes, thresholds, handles, and entry areas.
● Maintain garage floors, garage doors, storage areas, and exterior utility spaces.
● Keep trash and recycling areas clean, organized, sanitized, and odor-free.
● Clean fountains, water features, planters, statues, and exterior decorative elements as appropriate.
● Maintain pool deck and surrounding outdoor areas in coordination with pool service.
● Clean drains, grates, gutters, and exterior drainage areas as needed.
● Regularly inspect the property for areas requiring cleaning, repair, touch-up, or professional attention.
General Estate Maintenance
● Perform routine preventative maintenance throughout the property.
● Handle minor household repairs and basic handyman projects.
● Replace light bulbs, batteries, filters, hardware, and other household items as necessary.
● Inspect doors, gates, hinges, locks, handles, cabinetry, fixtures, and hardware for proper operation.
● Touch up paint and perform minor cosmetic repairs when appropriate.
● Assist with basic troubleshooting of household equipment and systems.
● Monitor exterior lighting and ensure fixtures and timers are functioning correctly.
● Identify maintenance concerns early and promptly report larger repairs to the Estate Manager/Homeowner.
● Coordinate access for approved vendors, contractors, landscapers, pool technicians, pest control, and other service providers when requested.
● Inspect completed vendor work to ensure areas are left clean and orderly.
● Maintain organized inventory of household maintenance supplies, tools, cleaning products, replacement bulbs, filters, batteries, and related materials.
● Keep maintenance rooms, utility spaces, garages, workshops, and storage areas extremely organized.
Daily Property Presentation
● Conduct regular walkthroughs of the exterior and common areas to identify anything out of place.
● Ensure front entrance and arrival areas are immaculate at all times.
● Keep driveways and motor courts clean and presentable.
● Straighten outdoor furniture and ensure exterior spaces are properly staged.
● Remove debris immediately rather than waiting for scheduled cleaning.
● Prepare outdoor spaces before family use, guests, parties, and special events.
● Reset and thoroughly clean exterior areas following entertaining.
● Assist household staff with moving furniture, deliveries, packages, luggage, supplies, and other items as needed.
● Assist with seasonal setup, holiday décor, outdoor furniture changes, and special projects.
What We Are Looking For
The successful candidate will be proactive rather than reactive. This role requires someone who naturally walks a property and notices what needs attention—a dirty exterior window, water spots on a railing, leaves collecting near a drain, furniture that needs straightening, a light bulb that has burned out, or an area that requires maintenance.
Candidates should be comfortable working both independently and as part of a professional household team.
Qualifications
● Prior experience as a Houseman, Estate Houseman, Property Caretaker, Estate Maintenance Technician, or similar role strongly preferred.
● Experience working in a luxury private residence or high-end hospitality environment preferred.
● Strong knowledge of exterior cleaning and proper care of high-end materials and finishes.
● Experience with pressure washing and exterior cleaning equipment.
● General handyman and preventative maintenance abilities.
● Comfortable using ladders, power tools, cleaning equipment, and basic maintenance equipment.
● Physically capable of performing active work throughout the day, including lifting, bending, carrying, climbing stairs, and working outdoors.
● Extremely organized and detail-oriented.
● Able to recognize maintenance issues before they become larger problems.
● Professional, discreet, respectful, and trustworthy.
● Comfortable working around principals, children, guests, household staff, and vendors.
● Able to follow household protocols and maintain complete confidentiality.
● Strong communication skills and a positive, service-oriented attitude.
● Valid driver’s license and reliable transportation preferred.
● Flexibility with scheduling when special events, guests, or property needs require additional support.
